Aviano in North Phoenix

Wednesday evening is the next real estate meeting held at the Aviano community center. 6:30 pm, free, casual, lasts an hour and you can be one with your local tree by attending an essentially paperless meeting. Bring your laptop and we will go through the solds, look at the actives and shed some light on those real estate secrets. Really comfortable chairs. See you then.

Jonathan Dalton writes a blog at AllPhoenixRealEstate.com with his take on why prices are not going up even with reduced inventory. Read it here. He is right on with many of the assumptions. The most basic of economic rules are being broken in Phoenix and Aviano. This is not our parents real estate market anymore. And thank goodness because they paid ghastly high interest rates. So while generally accepted economic laws may be on a drunken bender, you will not see our interest rates this low again in our lives.

Neighbor Sam sent me this article on where home prices are back to. Click on that "National Home Prices" link below the inset box and you will see Phoenix is down 56% from peak and has had no real change from that point since mid 2008. In Aviano, the needle has been stuck on $117-$120 a sq ft for 2 story homes and $137-$140 for single story homes for what seems like forever.

If you can, check out the Aviano fireworks Monday night at 9 pm. Last a full half hour and is a high quality show. Bring a blanket and lay in the grass by the community center.

Linda in the sales trailer at the Villages at Aviano just sold a new Viera model in building 18, unit 1247 for $346,995. 1940 sq ft with 3 bedrooms, 3 baths and a 2 car garage on 3 levels. The last couple of buildings, Toll has been enclosing the 3rd floor loft on this model and giving it a full bath bringing it to a 3/3 configuration.  Floorplan    Map

A new short sale listing in Aviano at 3818 East Herrera Drive priced at $500K. A Mirasol model with the bonus room over the LR/DR so it has 4035 sq ft. 5 bedrooms, 3.5 baths, pool and 3 car tandem garage. I was in this home yesterday and it is all that and waaay more. Floorplan
