Aviano Inventory Breakdown
Our Lady of Blessed Previous Civic Service smiled on me yesterday. I was not chosen for a 10 day civil suit trial in the government labryinth that is 201 W. Jefferson Street.
The short sale Borrego model at 3978 East Hashknife Road is now under contract. Last priced at $420K. Showings commenced last Friday and by Tuesday the contract was executed. There are 43 Borregos in Aviano, part of the Palo Verde Collection which includes the single story Tarragona and two story Blanca and Mirasol floorplans. There are 902 single family homes in Aviano with 30 different models so there are lots of these. The most distinctive aspect of the homes is the spiral staircase leading up from the first floor master bedroom. Folks either love it or not. 3113 sq ft with 4 bedrooms, 3.5 baths, pool, spa and 3 car split garage.
There are now 12 homes listed as active in MLS which includes 4 homes which are not really active as they are waiting to see if the bank will allow them to be short sold. So that brings us to 8. So lets look at pricing. You have 2 short sale Solaria models on Freemont which are priced below $400K. Next is a normal sale Brezza on Sandpiper listed for $421K. Skip the $562K Tarragona. Then you have the $600K Strada on 39th Run which is listed as a corporate relocation. It has been some time since any member of the Ocotillo Collection (strada,brezza,san benito,cassero,la bella and velez) sold for anywhere near $600K. Skip the $630K Tarragona. Next is the normal sale Blanca model listed at $630K or $196 a sq ft. Next is the very nice normal sale San Mateo with a basement priced at $675K or $150 a sq ft. Skip the $999,950 Mirador and $1,100,000 Venado on 36th Street. Then you have the $1,250,000 normal sale Tercera which comes to $294 a sq ft. Lastly, there is the normal sale Mirador priced at $1,595,000 or $233 a sq ft.

I don't think the American dream of home ownership is fading. 69.2% in late 2004 was an artificial number pumped up by giving loans to folks everyone knew could not afford them. Because it's just not fair that non productive members of society can't enjoy the same standard of living as those that work their ass off everyday and are productive. Retitle the article: "We are slowly clearing away the dead wood and will soon reach healthy branches on the home ownership tree".
