Aviano Inventory of Homes for Sale
The normal sale La Verna model at 3943 East Hashknife Road went pending yesterday. 5 days on the market at $499K and lots of interest in this smaller single level home. Let's hope the current owners get every bit of asking price. While this was a short sale there were 2 offers accepted when list was $540K which fizzled and the last list price was $475K and the listing agent was working that offer with the bank when when the trustee sold it at auction. Very similar to the Montoro normal sale at 3823 East Crest Lane. On the market 8.2.10, it
had a couple of contracts fall out and had an approved price of $370,100 after being listed at $359,900 to start. No one stepped up at the approved price of $370,100 and the trustee directed it sold on the courthouse steps. Back on the market as a normal sale priced at $394K it went pending a couple of days ago.

Normal sale Tercera at 3661 E. Maffeo Rd priced at $529,900.

I was talking to a very nice guy yesterday and told him I expect our market to be very similar to where we are now for the next year. Consider there are 28 trustee sale dates for homes in Aviano and the Villages between now and April 18. Most will get postponed a month at a time but that is just kicking the can down the road. Lots of Aviano cans are getting kicked down the road a month at a time. So not much change for the next year. I still consider interest rate risk the biggest concern facing buyers or those thinking of buying. Of course, my opinion and $8 will get you a cup of coffee at a name brand coffee shop.
