Aviano Inventory Picture

The Pienza model, unit 1028 in the Villages was sold yesterday at the trustee sale for $183,700. Opening bid was $145K so there were multiple parties interested. That sale price comes to $116 for each of the 1580 sq ft. 3 floors with 2 bedrooms, 2 baths and a 2 car garage. The entire 3rd floor is the master bedroom and bath.

There are currently only 2 units in the Villages with trustee sale dates on their tax record. Only 18 in the single family homes section of Aviano. While any number above 0 sucks, these numbers are way down from where they were a year ago.

Yet most of the things to get this business sector on track have been in place for some time. Only lots of people getting lots of new jobs will bring this sector out of the doldrums. Money is already darn near free at current interest rates and still folks are not jumping into home purchases.

The normal sale Brezza model listing at 3957 East Sandpiper Drive was just cancelled. On the market for 102 days. So let's see what is left available in Aviano:

1. The short sale Solaria model at 22306 North Freemont Drive priced at $399,990. 120 days     on the market.
2. Normal sale Mirasol model at 3825 East Patrick Lane priced at $475K. 13 days on market.
3. Short sale Strada at 22608 North 39th Run priced at $600K. 108 DOM.
4. Normal sale Blanca at 22120 North 36th Way priced at $630K. 99 DOM.
5. Normal sale San Mateo at 3514 East Tracker Trail priced at $675K. 47 DOM.
6. Normal sale Terraza at 3812 East Parkside Lane priced at $1,250,000. 50 DOM.
7. Normal sale Mirador at 3932 E. Williams Drive priced at $1,595,000. 428 DOM.

And that is it. Been some time since there was only seven homes active. With this little inventory you would think that folks would start to be able to command a higher price for their home, especially if it is a normal sale. So we will see. Homes considered above reasonable price will likely not get any action as "command a higher price" is a matter of inches, not feet. But seven? Wow.

A new lease listing in Aviano at 22008 North 36th Street for a Solaria model priced at $2500 a month unfurnished. Pricing for this home has been very consistent: $2500 in 2007, $2400 in '08 and '10 and now listed for $$2500. Pictures show some nice upgrades. 2850 sq ft with 3 bedrooms, 3.5 baths and a 2 car garage. Floorplan.
