The 2010 YTD sold sheet has been updated - located under Aviano then spreadsheets - and the sold price per sq ft has been steady this year. 2 story homes in Aviano have sold for $119 on average and single story $142. You need to throw out some of the way high, cash sales to get a more accurate read but those are good starting numbers. Those numbers will not be rising anytime soon as there are 15 homes with Trustee Sale notices on them between now and 1.13.11 and 8 units in the Villages. Even if 90% of those get pushed back that will still sprinkle a few more distressed properties into the mix of homes available for sale.

I like the La Verna model at 3516 E. Hashknife Road and it is new to the market for lease priced at $2600 a month. The location is very quiet and easy to get to. Some might fear the high power lines directly to the West but if your renting you won't be there long enough for it to be an issue. Unsightly the power lines may be but you try reading with a kerosene lamp! Electricity is our friend. 3091 sq ft with 4 bedrooms, 3.5 baths and a straight pull in 3 car garage. Unfurnished and no pool but it is a single floor model in the Cottonwood Collection so the lot is large and spacious.

Lot 856 at 22418 North 37th Terrace is a La Bella model in the Ocotillo Collection that is new to the market as a short sale. Priced at $500K or $141 for each of the 3539 sq ft. 4 bedrooms, 3.5 baths and a 3 car split garage. Ocotillo Collection homes are all 2 story with a zero lot line meaning the wall of the house next door is the end of your property. The middle courtyard of these homes is spacious and the master bath closet would bring a smile to Imelda Marcos as you can put a lot of shoes in that big room. East facing front and West facing back close to a grassy area, this home was built in 2006 so in 29 days it will be a 5 year old home. Yikes. No pictures in MLS yet.
