Recent MLS activity in Aviano and The Villages:

The Strada model at 3980 E Robin Lane reduced price to $600K or $179.69 for each of the 3339 sq ft. 4/3/2 car garage. Original price was $615K.

The Borrego model at 3830 E Patrick Lane reduced price to $739K or $171.86 for each of the 4300 sq ft. The home has a basement so 6/4.5/3 car split garage. Original price was $749K.

The Serrantina model at 22019 N 36th St is now under contract. Last priced at $499,999, this home has 2856 sq ft with 3/3.5 and a 2 car garage. the public remarks leave no doubt that the seller wants the home sold. Original price on 4.3.15 was $539K. A price change on 8.6.15 brought it to $499,999. 

The Solaria model at 3812 E Morning Dove Trail leased for $2650 a month unfurnished.

The Venezia model at 3922 E Daley Lane sold for $477K. The home is in that little area across from the Boys and Girls Club - a great location. It is also a poster child for the market evil that crept in to our metro area on the mid 2000's. Sold by Toll for $399K on 1.18.05. Resold on 3.31.05 for $635K. By 2008 it is forclosed on and new buyers purchased for $417K on 6.11.08.

I just learned the statute of limitations on loan fraud is 10 years - it was increased from 5 to 10 years in 2008. That building at the SE corner of Deer Valley and 7th Street is an FBI building housing special agents of the Consumer Financial Protection Bureau who investigate that sort of thing I am told. One of 4 offices nationwide dedicated to that. Amazing what you can learn by having lunch with mortgage lenders.
