Aviano Numbers
Preparing for the real estate meeting tonight some observations about Aviano real estate have surfaced. "Surfaced" is an excellent corporate word along with "reach out" and "dialogue" which I could never use without laughing, hence my current occupation.
Year to date 2 story homes have sold for $122 a sq ft and single level have gone for $136. For July only the numbers are $128 for 2 story and $128 for single story.
The reduction in single level sold price per sq ft took a hit due to the trustee sale of the Savino model with a basement at 3933 East Patrick Lane which had only one bidder on 7.6.11 and sold for $504,001 cash or $113 for each of the 4477 sq ft.
A total of 49 sales through 8.1.11 gives us an average of 7 per month so 7 X 12 would come to 84 sales. That is a good number. 2009 had 87 sales and 2010 had 86.
