Aviano Numbers
When you put together a blog post at 5:30 AM and the coffee has not kicked in there can be issues. The Anguilla model that sold for $531K or $138 a sq ft was significant in that the Anguilla is a 2 story home. YTD 2 story homes have gone for an average of $123 a sq ft. But this strong sales figure is indicative of a growing trend. OK, so YTD 2 story homes in Aviano have gone for $123 but if you look at just October and November it is $126. Same for single story homes; YTD the number is $139 a sq ft but in just the last 45 days the average has been $145.
While it is too early to see a long term trend, these are good facts. What I am excited about is where the numbers will be at the end of 2012. No new construction available in Desert Ridge and a new administration in Washington may be just the ticket to kick some homes out of the "underwater" category.
In the real estate meeting last Wednesday I was asked about this 51 connecting to the Black Mountain Blvd thing. This thing is still years away. This thing will be done no matter what roadblocks "activist citizens" lay down. This thing will not really impact home values and may help as improved infrastructure leading to a desirable area is a good thing. It will tie in to Rough Rider and may possibly spur development of the 400 acre parcel directly west of Aviano. Nothing stays the same forever and the only constant in life is change.
The Brezza model at 3986 East Crest Lane just leased for $2700 a month unfurnished. There are currently 10 homes in Aviano available for lease ranging in price from $2800 to $5200 a month.
