Aviano Real Active Inventory
Since not a darn thing happened in mls yesterday lets take a quick look at inventory. In Aviano, there are 14 active listings to the untrained eye. A closer examination reveals that REAL available inventory is much less. Keep in mind that in the first quarter of 2011 single story homes went for an average of $138 and 2 story $121. Lets look at non-short sale listings:
Strada model at 22611 N. 39th Terrace priced at $415K or $124 a sq ft. 3 bedrooms, 2.5 baths and a 2 car garage. 50 days on market - original asking price was $424,900.
Borrego model at 3967 East Herrera Drive priced at $475K or $125 a sq ft. 5 bedrooms, 3.5 baths with a 3 car split garage. Very nice backyard with pool, bbq etc. and very close to Wildfire Elementary. 222 days on market with an original asking price of $560,000.
Savino model at 3929 East Patrick Lane priced at $500K or $143 a sq ft. 4 bedrooms, 3.5 baths and a 3 car garage. Pool and fantastic lot location. I held an open house last Saturday and had 23 groups through in 5 hours. I will be doing another open house this Saturday. 12 days on market. This is one of two single level homes available.
The other is a Savino just to the east at 3933 East Patrick Lane priced at $899K or $200 a sq ft. Has a basement but no pool.
The Mirasol model at 3654 East Los Gatos is priced at $519K or $146 a sq ft. 5 bedrooms, 3.5 baths and a 3 car tandem garage. 10 days on market.
The Cassero model at 3773 East Donald Drive priced at $540K or $162 a sq ft. 4 bedrooms, 3.5 baths, pool and 3 car garage. 11 days on market.
The San Felice at 3946 East patrick Lane priced at $649K or $141 a sq ft. 6 bedrooms, 3.5 baths with pool, basement and 3 car tandem garage. One of the 5 most highly upgraded homes I have seen in Aviano. 13 days on the market.
