Aviano Real Estate Activity
Thanks to reader Chad who pointed out the onerous 1099 provision that Russ Wiles spoke of in the column I linked to yesterday may be repealed. Now if we could just get the government to allow drilling in ANWR and the Gulf of Mexico....one can dream.

I took a close look at the La Verna model at 3943 East Hashknife Road yesterday. Quite the pile of Realtor business cards on the counter so there is interest aplenty. Yet, this is a a 3091 sq ft home and while it is a single level with a nice backyard, it does need to appraise assuming the buyer is getting a loan. Right now there are 8 homes in Aviano listed as active and 5 are normal sales - only 3 are short sales. Aviano is on the cutting edge of defining the value associated with a normal sale (and a quick answer and relatively quick close) compared to the hellish darkness of a short sale. All 5 of the normal sale offerings are aggressively priced and let's hope they get every penny of asking price. Time will tell.
This home does have some nice touches. Last time I was here I had to chit chat with the owner and his 1 pound dog while clients looked around. It would make me very nervous to have a dog that size around the house because if it got underfoot there would be trouble. Master bath has a slider to backyard, slab granite on the counter only with cultured marble on the tub surround and shower and a large closet. Backyard is nice with gas firepit, above ground spa and pool. Firepit and spa have stacked stone around the base. Driveway feels very wide and open. 3 car garage with side door, water softener and epoxy floor. Two built in bookcases in the formal living room on each side of the fireplace. Nice kitchen layout with a big window looking to the backyard in front of the sink. Each side of the window has a section that opens so a feeling of openness. The kids hall has a bath that is for bedrooms 2 and 3 and bedroom 4 has its own bath. Corner lot. Priced at $499,000.

The short sale Blanca at 22020 North 36th Way is back on the market priced at $499,900. It was off market presumably to sort through offers, one of which was accepted and then fell through. Around 3400 sq ft with 4 bedrooms, 2.5 baths, pool and 3 car tandem garage. Backs to a wash.

The short sale Blanca at 3646 East Los Gatos is under contract with multiple backups I am told. Last priced at $499,900 it has a full basement so 4600 sq ft, 5 bedrooms, 4.5 baths and a 3 car tandem garage.

Back on the market after only 15 months with the current owner, the Tercera model is new to the market as a normal sale priced at $529,900. Located at 3661 East Maffeo Road it has 4300 or so sq ft with the bonus room over the garage. 4 bedrooms, 3.5 baths and a 3 car tandem garage. I showed this home when it was for sale in late '09 but had the kids with me so could not look around all that much lest the destruction munchkins get out of control. But my clients liked the home and from the pictures in MLS it looks very nice. I love the travertine flooring and the tile work in the powder room that comes half way up the wall. Tercera models are great family homes with lots of space for everyone to spread out in. The bonus room over the garage is a great kids room. The entry hall in these homes is very nice as well. All fingers crossed that all these homes get full asking price.
