The Tuscan Escalante in the Cottonwwod Collection at 23013 N. 39th Way just sold for $590K as a short sale. 4444 sq ft as it has a basement which comes to $133 a sq ft. 6 bedrooms and 4.5 baths with a pool and 3 car garage. Backs to a wash. Only 13 Escalante models in Aviano. This home was new to market 12.14.10 at 4:48 PM and was under contract 4:51 PM the same day. The sales history of this home is all too familiar; sold by Toll 12.8.04 for $767K and then sold again on 1.31.05 for $922K. Looks like the original owners blew right through that "we won't sell for 1 year" addendum that Toll was having everyone sign after about lot 150 or so. Friggin toothless. Guaranteed our new neighbor won't be flipping this for a healthy profit in the near term.

March is features and benefits month at blogaviano. Today we will focus on the MLS searches - the third tab from the right along the top. Click on a search and you will get to a list of all the homes in that area that are listed as active or AWC-C or AWC-I. Listings in that area in pending or sold status will not appear. After multiple discussions with the folks that run ARMLS it is fruitless to try and change their policy. So we just go around when it comes to Aviano. Under the Aviano tab there is a spreadsheet page. Here you will find a spreadsheet for everything you can think of. The sold spreadsheets include sales that were not even in mls. Getting back to the mls searches, you start at a list, then click on detail and you will get the public version of the listing. In the upper right corner there is a tab entitled Tax which shows the entire tax record including trustee sale information if there is one scheduled.
The next monthly sales meeting is Wednesday April 6 at 6:30 in the Aviano Clubhouse Boardroom. Bring your laptop and we will go through the information right on your screen. Don't have to pay, sign in, give up your personal information or blood samples. Just come by for an hour of good discussion and learning. See you then.
