Aviano Really Shrinking Inventory

If your not driving to work and seeing palm trees and cactus on the side of the road you're not living in the right place.
And then there were 6. With the Blanca at 22020 N. 36th Way taken off market yesterday we now have a total of 6 homes available for sale in Aviano. They are:
$394K for the normal sale Montoro at 3823 East Crest Lane
$420K for the short sale Brezza at 3984 East Hummingbird Lane
$499,900 for the short sale Blanca with basement at 3646 East Los Gatos Drive
$500K for the short sale La Bella model at 22418 North 37th Terrace
$509K for the normal sale Borrego at 3967 East Herrera Drive
$1,595,000 for the normal sale Mirador at 3932 East Williams Drive
The $394K Montoro was on the market for 2 months at a bank approved price of $370,100 and did not get it closed before being sold at the trustee sale. The $420K Brezza was on the market for 330 days last year at $420K and was not able to close. Now they have a trustee sale of 2.22.11 so lots of hope they get it done soon. I am amazed that the short sale Blanca with a basement is still on the market after 5 days. Basement homes usually attract a ton of interest. The $500K short sale La Bella is priced at $141 sq ft. 2 story homes have been going for $119 a sq and less recently. The normal sale Borrego listed at $509 is almost right across the street from the short sale Borrego that just closed at $395K.
So with the lack of inventory in Aviano, Pulte just threw 9 new builder spec homes to active status in MLS. They range from $239,609 for a 1448 sq ft Sandstone model to $589,990 for a 3965 sq ft Nile model. Crafty like beavers they are at Fireside.

The sales trailer was rocking to the beat of contract signing recently with Toll changing MLS status to pending for a new Amici model. Last priced at $301,995. Unit 1243 is in building 18.
