The normal sale Tercera model at 3661 East Maffeo Rd just closed for $520K. On the market 2.7.11, under contract in 3 days and closed 3.14.11 with a conventional loan no less. There was a time when most sales were "normal" and it was possible to buy a home in this very reasonable timeframe. At 4201 sq ft with 4 bedrooms, 3.5 baths and a 3 car garage, the sale price of $520K comes to $124 a sq ft. Lots of diagonal laid travertine flooring, nice ceramic backsplash in the kitchen, very nice slate tile work in the powder room and real wood flooring in the bonus room on the second floor and the first floor den. I was told Sunday there were multiple offers on the Tarragona short sale at 23205 N. 39th Terrace (Map). Last priced at $395K, on Monday the listing was flipped to AWC-I so one of those offers was accepted. 2751 sq ft with 4 bedrooms, 3 baths and a 2 car garage with a large lot. All fingers crossed they get it done. The other folks looking to buy a short sale Tarragona can look around the corner at.....
The new short sale Tarragona listing at 3985 East Navigator Lane. Priced at $630K while the owners and listing agent are waiting for the bank to signal they will consider a short sale. The same listing agent is doing this with the short sale Solaria at 22205 North 36th Way priced at $562,900. These days just getting the bank to talk to you is no small feat. Normally the bank will not acknowledge any communication until an offer AND documentation supporting the need to short sale is submitted to them. Lets keep all fingers crossed that this works and they can get the go ahead to proceed with the sales. I hope it works as it prevents buyers from waiting a long time for and answer that may be no. Less than 3 out of 5 short sales get done in California based on a DSNews article I recently read. Arizonas numbers I'm sure are similar.

I took a look at the Cassero model at 22424 North 37th Run yesterday. Priced at $415K it is a short sale and there are only 4 of this model in Aviano. In the Ocotillo Collection, this 3284 sq ft home has 3 bedrooms, 2.5 baths, pool, spa and 3 car garage. Flagstone patio in back with mature vegetation for some privacy. If you like the stacked stone look you will love the kitchen island and the fireplace in the front formal living room. Plantation window treatments throughout, soffited ceilings in the entry area and front living room, real wood flooring in the living room and on the second floor kids play area and 2 solar tubes on the second floor to add light to bathrooms. This model has a large pantry, a master bedroom closet that is huge and the master shower is very large as well. This home has great tile work in the shower and tub surround in the master. Granite slab in the kitchen and master bath vanities, a very nice backsplash in the kitchen and a 4 burner gas cooktop. This is a nice home. It is a short sale so there are no light fixtures other that the cans in the ceiling and the cabinet hardware has been removed. The floorplan feels very similar to the Brezza model that has 3364 sq ft.
