Aviano Serrantina and Escalante Models

As King of the Nerds I enjoy watching "If Walls Could Talk" on HGTV. History freaks will love this show. I wonder if our homes in Aviano will someday be on a show like this?

The Escalante model at 23013 North 39th Way is now pending. This listing was cancelled on 9.1.10 when it was priced at $697K. The current listing has it priced at $575K. 4444 sq ft with a basement and backs to a wash. 6 bedrooms, 4.5 baths and a 3 car garage. Owner agent and was shown by appointment only on the last go around. Listed as a short sale. First sold by Toll 12.8.04 for $767K then resold by the first owner on 1.31.05 for $922K. The wild West days - boom and bust towns - have nothing on Aviano. There are many homes going through the tax records that resold within days or a few months of purchase from Toll at just insane markups. Since this was lot 246, by this time Toll was having buyers sign that "I won't sell it for a year" form when they closed the homes. Most folks sold it and said kiss my ass to the builder. A copy of that document is on the "Stuff" page I believe. New to market at 4:48 PM and pending at 4:51 so they likely had someone interested from the previous listing. Great location, Cottonwood Collection lot so it is large and one of only 13 Escalante models in Aviano. All fingers crossed they get it done.

A short sale Serrantina model new to market yesterday. Priced at $375K or $131 for each of the 2856 sq ft. 4 bedrooms, 3.5 baths, pool and 2 car garage. Serrantina models have a casita that you enter through a sliding patio door located in the interior courtyard. Spanish Colonial elevation with a nice iron gate and front door ironwork as well. Staggered cabinets, slab granite, gas cooktop. Nice looking backyard with a pool that backs to the wide wash separating 36th Street from 36th Way. Since the average sale price for single level homes is $140 a sq ft, they should have no trouble getting a buyer at this price point. The only Serrantina to sell this year was the bank owned one at 3517 East Robin which was in poor shape, sided to Black Mountain Blvd and sold for $370K. All fingers and some toes crossed they get it done. From the pictures this looks like a very nice house so if your the right candidate for a short sale ride, I'd get there right away.
