Aviano Shrinking Inventory
The folks at Arizona Regional Multiple Listing Service must have bought a keg and fired up the water pipe to come up with this material for the December STAT report: "The market continues to behave as a caught mackerel flopping around the bot-tom of a boat, trying desperately to flop out". Or "The predicted fall in the median and average sales prices in February brings to mind the old Chubby Checker lyric from his 1962 hit, Limbo Rock*: “How low can they go?”
Here is some good, solid analysis: "What the recovery needs most are qualified, employed buyers moving into the market ready to take advantage of the plethora of affordable housing available." Hoy! Hoy! They have nailed it on the head.

Real estate is all local and many of the metrics used in this report, if applied to Aviano, would not tell the story well. A diamond in the ruff we are.

The short sale Mirasol at 22104 North 36th Way is now under contract with an AWC-C status. Last priced at $499K this home has 4431 sq ft with 5 bedrooms, 3.5 baths and a 3 car garage.

The short sale Venado at 3605 East Robin Lane is now pending in MLS as well. I'd like to think my highly professional video did the trick but maybe not. My guess is one of the offers that fell through made another try. That is why it went from active to pending without the usual stop in AWC land.

Speaking of Pulte, a new listing for a spec Sandstone model in the Eternal Series priced at $238,159. I really like these homes due to the fact that they are all detached homes. No common walls. So, yes, the density is higher than some of the other collections but you are not going to have to bang on the wall and shout at your loud neighbor. Good separation between them even though they share a common motor court like the Villages at Aviano. This little area is tucked into the corner of Fireside right across (Hold the) Mayo Blvd from Pinnacle HS. 1448 sq ft with 2 stories, 3 bedrooms, 2.5 baths, 2 car garage, great room, dining room and courtyard. These compare favorably to the Villages condos.
