Don't forget the next real estate meeting is next Wednesday (2.2.11) evening at 6:30 PM in the beautiful Aviano community center. Lasts an hour, ultra casual, costs nothing and you will learn something about the Desert Ridge real estate market that you did not know. See you then.Map
From our friends at DSNews.com: Case-Shiller Index Points to Double-Dip
"The latest Case-Shiller figures released by S&P this morning signal home prices across the United States continue to weaken. Based on data through November 2010, the 10-city composite of the closely watched gauge was down 0.4 percent and the 20-city composite fell 1.6 percent from their November 2009 levels. Home prices fell in 19 of 20 major metros on a month-to-month basis. S&P’s analysts say a double-dip in home prices could be confirmed before spring."
You can slice the numbers any way you want on any issue. My personal feeling is that home values are going to be right where they are in Aviano/Desert Ridge for some time. Further weakening of prices is going to be tough as we have already hit 2000 pricing levels AND there is simply not enough inventory in the Fireside/Aviano markets to satisfy demand. But on a Pheonix/US level there is just too much distressed inventory. Period.

The well located normal sale Solaria at 3941 East Herrera Drive just closed for $407K or $146 a sq ft in a cash purchase. I love the location of this home - this little enclave of Cassia Collection homes nestled in the heart of the community center/Wildfire/Boys-Girls club/big park area. Toll Brothers did a nice job laying out Aviano. 2790 sq ft, 3 bedrooms, 3.5 baths and a 2 car garage on a larger lot that sides to a cul de sac. Congratulations to all on the sale.
