Aviano Solaria Movie!
Phoenix will have low to mid 70's for the next week with full sunshine. Hoping to avoid the crowds at the malls, I took the kids to the RV show at University of Phoenix Stadium where the Cardinals play. Much to the horrer of the sales people and the physical safety of the retired folk walking around, the kids had a blast visiting every one of the assembled RV's. We even had hot dogs and pop right on the floor of the stadium even thought the sod was still outside. A large facility and no monster crowd. On to baking cookies!

I visited a local business recently that had a sign boasting they "screwed the other guy and pass the savings on to you". How would you know your not the other guy?

The short sale Serrantina model at 22011 North 36th Street is now under contract. This was priced at $375K which attracted multiple offers, one was chosen and the price was moved to $400K. My guess is it will go for higher than that when the decision by the lender/investor finall comes down. Therin lies the confusion for buyers on short sales as the list price rarely if ever is some kind of an approved sale price. Initial very attractive asking price will get lots of interest but the end sale price will likely be higher and the decision may be months down the road. And the decision could be the bank will not approve the short sale. Or the bank will approve the short sale at a much higher price than what was agreed upon initially. Very confusing for buyers to say nothing of the countless hours of work for the listing agents. Short sales are not for the faint of heart, those with patience issues or for buyers that have to get a deal done by a certain time. All fingers crossed they get this one done in a timely manner as this is a beautiful home and it would help comps if they can close it north of $400K.
