Aviano Venado

Nothing like doing some spreadsheet work to cool off sore feet after finishing Christmas CD distribution. The 2010 Aviano solds spreadsheet is about as accurate as it gets after going through MLS AND all 902 tax records to uncover any off MLS sales that took place in 2010. 83 sales so far so we may get 90 if we can get a few more closed before 12.31. Average sale price per square foot for single story homes is $141 and 2 story is $120. 2009 saw 87 sales with averages of $150 and $125 for single story/2story homes. Just brutal. A majority of 2010 sales were distressed. Look for this pattern to remain the same for at least the next couple of years. Even with rising interest rates there should still be demand for Aviano but the sale prices will likely be depressed for some time.

Since it has been 3.5 years since I was in the Venado at 3605 East Robin Lane I took a peak yesterday. What a monster lot! Aside from putting a small 3rd world country in your master shower you can put half of Europe in your backyard. Sides to a wash. 4147 is what it is listed as but I'm thinking more like 4452 sq ft as it has a casita which I was not able to see due to a tenant who is renting just the casita. 9.20.06 this was sold by Toll for $1,296,000 now it is a short sale priced at $559K. Per the listing history they have had 2 contracts fallthrough. It was listed on 7.9.10. Slab granite counters in the kitchen with a 5 burner gas cooktop. Fire sprinkler system throughout and an extra gas fireplace in the master bedroom in addition the great room. Cultured marble in all secondary bathrooms. At an asking price of $126 a sq ft this is competitively priced and it is a single level Mesquite Collection home. I am told the Venado on Williams is going to go for around $650K. Save yourself $90K and pick this one up and get a little more excercise getting to the community center. Below is a 10 minute video of the home I shot yesterday.

The normal sale Piatto model in the Villages just reduced price to $224,900. Piatto and Arrezo models are the same except for the stairway setup. 1490 sq ft on 3 floors with 2 bedrooms, 2.5 baths and a 2 car garage. Building 1.
