Aviano Villages for Lease
There are 3 units in the Villages condominiums that are within the catagory of reasonably priced: Unit 1072, a Fiore model in building 6 for $1295; Unit 1209, an Arrezo model in building 15 for $1595; Unit 1177, a Cerreto model in building 13 priced at $1625.
The Fiore floorplan is probably my least favorite of all 9 due to the kitchen layout, closet laundry and arched entry to the dining area. At 1276 sq ft on three floors the Fiore model is 59 feet less living area than the Amici model that is all on one floor and the smallest of all 9 models. If your going to live on 3 levels you should have either more space or the finest of upgrades or both. At $1295 a month unfurnished, that comes to .99 a sq ft. 2 bedrooms, 2.5 baths and 2 car garage.
We have the listing for the the Arrezo model, unit 1209 in building 15. I can honestly say this unit is one of the most upgraded units in the Villages that I have seen. Since 2004 I have easily been in more than 100. At 1490 sq ft, or almost 200 sq ft more than the Fiore model, it is priced at $1595 unfurnished or $1.07 a sq ft. But if your looking for a place to LIVE for a year or more I would think you would want the nicest finishes and the best location. Just comparing building 6 (the Fiore discussed above) to building 15 is a no brainer. Look at the map for how easy access is off of 40th street and note the building orientation: your garage is a straight pull in. No neighbors on one side. Yes, I know it is our listing but these are facts - count the speed bumps from 40th Street to each building. Now multiply that by 4 X's a day times 365 days. Kitchen is 15 X 11 and living room/family room is 24 X 15. The balcony is on the second floor unlike the Cerreto which is on ground level. Full laundry room, not a closet, no dated archetectural arches (my opinion) and the highest level of finishes that Toll and 3rd party vendors can provide. Really. Real wood flooring on the second and third floors, slab granite on all vanities, unbelievably beautiful tile work in all bathrooms and the highest level of cabinetry and appliances available.
The other unit is a Cerreto model in building 13. 1535 sq ft so 45 more than the Arrezo. 3 bedrooms, 2.5 baths and a 2 car garage. The Cerreto model can handle more family as it has one more bedroom. The tradeoff is a much smaller kitchen (12 X 10) and while the family room/living room area is listed at 23 X 15 it feels way smaller - go ahead and check it out. Upstairs has 3 bedrooms, 2 full baths and a nice sized laundry room. Listed at $1625 or $1.06 a sq ft. Whatever you decide to do you better get crackin if you want to be in before school starts at Widfire, Explorer or Pinnacle.
