Aviano Villages for Lease - for sure
Arizona is such a beautiful state. Woke up Saturday morning in Williams after a night on the Polar Express and the temp was 27 F. the kids thought it was great to see their breath.......for about 3 minutes at which point the benefit of Phoenix weather dawned on them.
The Villages has seen some changes in the last month or so. My plan to recoup the amount I overpaid for my Savino model was foiled when they closed the sales trailor and stopped handing out free cookies. Linda usually threw out a whole plateful and was more than happy to see them go to the kids. The signage has changed, the fencing is gone and there is concern aplenty from what I can tell. Here is what I know:
I spoke to Linda Vollrath and she said that toll has:
*leased or sold the remaining inventory in building 18 and the model units.
Unit 1245 - an Amici model - just went from a sale to a lease listing of $1400 a month with furniture negotiable.
*they will continue building when the climate gets better. When? Nobody knows.
*competing with resale; either distressed or normal is making it hard for new builds to appraise.
I asked her if Toll was giving up on the project and she said no. Has Toll ever done that
to a community that she is aware of? No.
At this point I am taking her at her word. From a business perspective I understand why they would do this. They still run the HOA so do have an interest in keeping the place up. The last thing they would want is a newspaper story about them walking away. The damage it would do to their reputation and the other Arizona communities they are trying to sell would be significant.
My opinion and $8 will get you a cup of coffee so who knows. Time will tell. Lets just wait and see.
The Solaria model at 22319 North Freemont Road just leased for $1. Either the lease deal of the year or a typo.
The Venezia model at 3938 East Daley Lane just leased for $2650 a month furnished.
