Aviano Villages for Sale - The Toll Brothers Edge
Linda at the sales trailer in the Villages at Aviano closed on a new build Cerreto model in building 17. Sale price was $296,995 or $189 a sq ft and the buyer used a conventional loan so it had to appraise for the lender. Cerreto models have 1575 sq ft with 3 bedrooms, 2.5 baths and a 2 car garage on only 2 levels. Building 17 was completed in 2010. I was going to head over there a couple of weeks ago to snag some cookies for the kids but they have closed the sales office Monday through Friday except for if you have an appointment. I do want to ask about whether they will be starting building 19 anytime soon.
Going back six months in the Villages there have been 26 sales. 18 have been resales of some sort and have averaged a sale price of $134 a sq ft. 8 have been sold new by Toll Brothers with an average sale price of $174 a sq ft.
