Aviano Villages Lucca Models

The folks at ARMLS - the Arizona Regional Multiple Listing Service put together a monthly newsletter ( called STAT) based on the information in the monster database called MLS that they manage. Here is the most recent. It appears to me that all the media outlets I peruse are calling for a gradual - very gradual - improvement in all aspects if the real estate business. Since real estate is coming out of the equivalent of the Black Plague, any good news is welcome. But when you read the last page of the analysis it is evident that improvement is predicated on lots other things improving as well. I hope the analysis is correct but I still see significant structural weaknesses that will take lots of time to work out.

The Lucca model in the Villages is a very popular model. If I had to live in the Villages the Lucca or the one bedroom larger Sovanna would be my personal choice. 1795 sq ft with a master bedroom that has a "retreat" room off to the side, another secondary bedroom with a closeby full bath and kitchen, laundry - the whole enchilada on one floor. It is the second floor so there is one set of stairs. The garage is a straight pull in 2 car with a large "shop area" for extra storage. Two were just leased and a new one was just sold.
Unit 1193 in building 14 just leased for $1750 a month.
Unit 1190 in building 14 just leased for $1600 a month.
Unit 1249 in new building 18 just sold for $381,886. A conventional loan so it appraised.

Unit 1249 sides to the gated entrance as you come in or out from 40th St. Simply amazing.




Meanwhile over in Fireside, the Eternal Series of homes is a fantastic comparable product to the Villages. The biggest upside is no common walls. All the homes have separation from each other. The Eternal Series is on the SW corner of Deer Valley and 40th St and then there is another pocket of them across Black Mountain Parkway from Pinnacle High. Ranging in size from 1448 to 1870 sq ft they are great little homes. 3988 East Cat Balue Drive is a Malachite Model with 1870 sq ft, 3 bedrooms, 2.5 baths, 2 car garage, den and small, private patio. It just changed in MLS to sold as a short sale but the tax records have not changed yet. Sale price is listed as $212K and was sold new by Pulte on 9.8.09 for $300K.
