Aviano Closed Listings!

The highly upgraded Solaria normal sale at 3667 East Louise Drive just closed in mls for $370K or $130 for each of the 2841 sq ft. 3 bedrooms, 3.5 baths and a 2 car garage on a tough lot location backing to Deer Valley and siding to the 36th Run entrance into Aviano from Deer Valley. Lots of upgrades in this home. Part of the Cassia Collection, this Solaria model is in an area of Palo Verde Collection homes. At the end of the construction phase, Toll Brothers let folks put homes from other collections on hard to sell lots. This was mostly done in the "Italian Boot" section of Aviano west of the power lines and south of Rough Rider. Sold by Toll on 4.28.08 for $653K.        Floorplan   Bird view














The Serrantina model at 21922 North 36th Street - also part of the Cassia Collection - was not bought by anyone at the trustee sale yesterday and now is owned by the bank. Opening bid was $382,500 or $145 a sq ft.

Fireside inked 18 contracts for new home contruction in February. Once they are sold out it will be very interesting to see the effect on Aviano. At this clip, Pulte/Del Webb should be done by the end of next year with this very nice master planned community.

                                                                                                              
The short sale Tarragona model at 23205 North 39th Terrace just closed for $395K or $144 for each of the 2751 sq ft. Part of the Palo Verde Collection, this Tarragona model has 4 bedrooms, 3 baths and a 2 car garage. No pool but it has a huge lot on a corner with a quick exit to 40th Street going south. Not much use going north on 40th since they are closing Pinnacle Peak / Tatum intersection today. Big kitchen area on these models and this one has a closet in the front room so bedrooms. Looks like the short sale Cassero model at 22424 North 37th Run has bank approval of a sale price of $400K and the original offer promptly went away. So now it is back to active and should be treated as a normal sale. Agreement notices only last so long so here is hoping they get a buyer quickly. A great example of a low price initially on a short sale and the bank countering closer to fair market value. This home has some very nice upgrades including tons of real wood flooring and a pool/spa in the backyard.   Floorplan      Bird view
