Bella Monte and Borrego
One of the best options for folks looking for a condominium in the Desert Ridge area is Bella Monte. This master planned community is north of Toscana off of 56th Street and has the Marriott Wildfire Golf Course to it's North so some units have a spectacular view. I really like the space in between the buildings. Sometimes I get a little claustrophobic in the Villages due to the density. The Eternal Series at Fireside also is a favorite as they do not share walls between the homes. But Bella Monte has space and some nice floorplans so when I get to show these to clients I am always reminded of what a great place it is. There are 3 floorplans and 5 units in each building. The "A" floorplan is 1360 sq ft and is the smallest and always on the second floor. Then you have the "D" and "C" floorplans. D's are 1655 sq ft and are either D1 for first floor or D2 for second floor. Same with the C floorplans but they are around 1835 sq ft. 3 pools and each has a small excercise room as well. 69 buildings each has 5 units so a total of 345 condos. But spread out so you have some space between buildings. By comparison, the Villages at Aviano will have 28 buildings, each with 9 units so a total of 252 but on a much smaller acreage footprint.




A C1 or first floor unit, #1019, just sold for $295,600 in a cash deal. These usually go for the mid or higher 3's so a great deal for someone. Call me if your interested in checking out some of the new build options at Bella Monte. Floorplan. Map.

The new bank owned Borrego listing at 3826 East Herrera Drive is listed at $408,900 and has some nice qualities. They need to update the picture of the backyard as the landscapers that cleaned it up did a very nice job. New to market at midnight 12.15 there was already a Realtor with their client checking it out at 9 AM the 16th when I stopped by to preview. The bank wasted no time in getting this back on the market after taking ownership at the trustee sale on 12.9 with an opening bid of $400K which no investor stepped up to bid on. 2980 sq ft with 4 bedrooms, 3.5 baths and a 3 car split garage.


Front entry courtyard is all pavers, wood blinds in many of the windows, there is no carpeting except for the bedrooms, custom paint, no spiral staircase in the master bedroom, cultured marble in all bathrooms and showers, backyard is all gravel with a few plants and the railing to the second floor is the standard wood only option. But there are some interesting quirks about this home. While it is surrounded in back and to the West by other 2 story homes, it does side to a pocket park on the East. The kitchen has a 4 burner gas cooktop, slab granite with an extension of the upper and lower cabinetry all the way to the back wall of the home. The kitchen also features a nice tile backsplash, an area of cabinets where a wine chiller used to be, double oven and stainless steel undermount sink and crown molding with the popular rope pattern on the top of the cabinets. Sadly, Toll Brothers had trouble in many of these homes that put in a double oven as that forced then to put the microwave in odd positions. There is no shower head in the master bath shower yet there is a very expensive vacuum system throughout the home. I have seen maybe 10 homes in all of Aviano that have this feature. The wood flooring in the front dining room and family room is dark and the wood flooring in the master bedroom is light.
Low bathroom vanity height is a chiropractors dream. The way to get around the low vanity height is to put in those huge bowl sinks when you redo the bathroom counters with granite. Short - 30" - counter heights are fine for children and circus performers but not for widespread use among American adults. The 2nd floor has 2 bedrooms on the East side that share a full bath. On the West side you have a bedroom with it's own full bath, a rather large "tech nook" area and the room which used to be attached to the first floor master bedroom via a spiral staircase. No staircase or opening to the first floor so just a large room without a closet. Wiring for ceiling fans throughout, security system and extra cabinets and a gas line in the laundry room. A nice home at a good price ($137 a sq ft but remember the smaller a home the higher price per sq ft) and offered by the bank so a quick answer. And right now I think people are looking for a quick answer. Short sales and their associated ugliness are making everyone I talk to crazy.
