A New Listing in Aviano

The next Aviano monthly real estate meeting will be held next Wednesday the 1st of September at 6:30 at the Aviano community center. Free, casual and highly informative. Really comfortable chairs; See you there!

Service 1st Fire Protection came out to do some work on the fire sprinkler system at my house. I had trouble with a leaky sprinkler head at my old home and now have my system looked at regularly. Looking into Fireside for a friend turned up some interesting stats. Since 5.1.10 there have been 15 closed sales in MLS in Fireside with and average sale price per sq ft of $147. In Aviano there have been 29 sales with an average sale price of $125 a sq ft since 5.1.10.

After having a sign up for at least a month, the bank owned San Benito at 3997 East Robin Lane is on the market for $424,900 or $139 for each of the 3053 sq ft. 3 bedrooms, 2.5 baths and a tandem 3 car garage but the 3rd bay of the garage is taken up by lots of built in storage. Backyard has a built in bbq and firepit. The bank spent a few bucks to clean up and repair the home. Built in 2006.

Kithen has slab granite counters and a ceramic undermount sink - missing refrigerator. Family room has that wall of cubby holes which with todays tv's that hang from the wall seems outdated. Easy to remove them and add space to the room. Upstairs landing is great for a kids play room and has 2 sliding patio doors that open to the balcony. The bank owned Tarragona at 3986 East Navigator Lane was changed to sold in mls for $370K or $134 a sq ft. 2751 sq ft with 4 bedrooms, 3 baths and a 3 car split garage. This home was in need of some good handyman work to clean it up but overall was fine. Built in 2005 it sides to 40th Street and the backyard was dirt. Tarragona models have a huge kitchen prep area - large enough for at least 2 people to be working on dinner at the same time without bumping into each other. This home has lots of tile on the floor, slab granite in the kitchen and a jacuzzi tub. Congratulations to our new neighbors.
