Constipation

The Aviano market is constipated. We have 22 homes under contract (AWC and Pending), 19 of those are short sales. Some of those buyers are going to be dissapointed simply due to the very average success rate of short sales. To say nothing of the pain and suffering during the process. There are 13 homes listed as active in Aviano but a closer analysis reveals that reality is more like only 7 or 8 and of those only 4 are normal sales. At some point this logjam will be undone. The only question is will it be a slow, orderly procession or a wild west shootout?

The Serrantina at the bottom of 36th Street - 21812 North 36th Street is on the market with a lease price of $2645 a month unfurnished. 2720 sq ft with 3 bedrooms, 3.5 baths and a 2 car garage. This has been a lease property going back to 2006. Past leases have been for $2750, $2295, $2250 and $2495.            Floorplan      Bird view

Here is the latest issue of STAT from Arizona Regional Multiple Listing Service. Our market is like waiting at a stoplight and at the same time ALL of the 3 colors are illuminated. No need for recreational drug use when reality is like this.
