Desert Ridge Homes Sold
Two weeks ago while attempting to install the latest update on my iphone, my 1.5 year old HP hard drive in my pc bit the dust. No matter mac or pc, this is the weak point in any computer. I cannot recommend the services of Data Doctors at Tatum and Thunderbird more. Joe and John literally pulled the data back from the evil grasp of satan. Thankfully, I also back up my hard drives using Carbonite. Between them, they were able to return back to me a machine that contains all those things I need to function in my capacity as a Realtor. Back it up! Time is money and if you are wasting either, that is just wrong.
A takeaway from this, as they say in the corporate world, is that proprietary applications like email "programs" and their data run the risk of going away if your computer dies and the data cannot be recovered off the pc hard drive. Or it was not backed up to an external hard drive. Moving forward all of the things I do will be done on remote websites or what they call the cloud. At some point in the future - and that is almost here - all the work I do can be accessed from any internet enabled computer. Nothing will be held in the pc on my desk that is not stored in 2 other places. Enough of this now back to real estate.
The next real estate meeting is 11.2.11 - next Wednesday evening at the Aviano community center. Bring your laptop for an ultra casual discussion about what is happening in real estate. 6:30 pm. See you there.
The bank owned Isabella model at 3917 East Half Hitch Place in Fireside just sold for $395,125. Part of the Spledor Series and very close to the Fireside community center, this home has 2779 sq ft with 3/2.5 and a 2 car garage. So like a Cassia Collection home here in Aviano but this has 2 stories. Sold by Pulte 10.30.07 for $598K. No investor bought it at the trustee sale 7.21.11 when the opening bid was $423K. This $395K purchase was done with a conventional loan and our government (fannie mae) gave the buyers 3% to pay for their closing costs.

Good to see some action over in Bella Monte. A D1 floorplan, unit 1005 was owned by our friends at fannie mae and just closed for $230K in an all cash deal. Homes By Towne sold this first floor unit that looks at 56th Street for $357K on 6.26.07. No one bid on it at the trustee sale on 6.14.11 when the opening bid was $286K so it reverted back to who guaranteed/owned the loan - fannie mae.
