Desert Ridge Roundup

A long time blog reader was bummed out by my last post. Please do not be. Whatever the real estate situation is, it is what it is. One thing I have learned as a Realtor is to not waste my precious energy on emotions over things I can't control. Our current situation is what it is and all parties who have to deal within the realm of a real estate transaction should adjust accordingly. My hope is to provide an accurate prognosis on home values. That's it.

As I told my good friend, we woke up today and we enjoy more freedom to do what we want than most human beings have throughout history. Be happy and make everyday count. We can relax when we are room temperature.

The investor flip, normal sale Mirasol at 3825 East Patrick Lane is now pending. Last priced at $469,900 is has around 4400 sq ft with the bonus room over the formal living/dining room. 5 bedrooms, 4 baths and a 3 car tandem garage built in 2006 - no pool. Great new paint job on the inside and the painter also did a wonderful grout cleaning as well.     Floorplan


There are currently 11 "active" listings in Aviano. 4 are not really active. 2.5 are priced within reason. The rest are not. There are 6 active lease listings in Aviano. Prices range from $2750 to $5200 but the lease activity has slowed down a bit recently.
                                                                                                                    
Linda over in the Villages condos just sold unit 1243, an Amici model, for $234,995 cash. 1335 sq ft with 2 bedrooms, 2 baths and a 2 car garage. The garage for Amici units is a long tube rather than a side by side setup. This is in building 18 and the unit faces 40th street. Amici models are the only one of the 9 floorplans to be all on the first floor. Floorplan


The UDC home at 5564 East Via Montoya was a short sale which closed for $319K. 2449 sq ft with 3 bedrooms, 2 baths and a 3 car garage. Built in 1997, previous sales were $218K on 7.198, $260K  on 10.22.99 and $440K on 9.10.04. This home is roughly similar to a Cassia Collection home in Aviano but has a larger garage.





John Wake has a great blog at  www.arizonarealestatenotebook.com. This post on fraud shows that eventually when all the dust settles, someone is going to look at what happened.

Even the local paper is reporting on 'real estate professionals' who "According to the indictment, Naponelli and Fruit are accused of buying properties using various businesses with which they were associated and then selling the properties to straw buyers for a profit." Read the whole thing here. I imagine there was quite a bit of that going on what with the price appreciation that was happening back then.

And lastly, Realtor Joe Maggiore has a post on his blog www.joemaggiore.com about the lunacy of the various banks whose home loans are guaranteed by Fannie Mae. I have a recent transaction almost identical to this. Hours of work, no close due to employees of our government that obviously never worked in the private sector.
