The last sentence of Lawrence Yuns' latest economic update from the National Association of Realtors says it all. The traditional hard work of selling a home is one thing but when a high profile economist says "the negative impact of Washington policymakers" could erase natural gains in the market, not good. Sadly, I was not able to preview a listing yesterday due to lockbox gridlock. You'd think the listing agent would identify the box that went with the listing. None of them worked with the code that I had to work way too hard to get. It will be a long time on market for that listing.

The bank owned Montoro model at 22016 North 36th Street is new to the market priced at $379,900. 2625 sq ft with 3 bedrooms, 2.5 baths, 2 car garage and pool. Backs to Black Mountian Parkway. Pool and finishes and extra cabinets in the kitchen look very nice. Until we get a lot more normal sales and a lot less short and bank owned sales, home values will stay were they have been for the last year and a half in Aviano.

As expected, the bank owned Venado at 3840 East Expedition Way is now under contract. I assume that there were multiple offers so it will be interesting to see what this one ends up going for. The norm is to counter back to all offers for "highest and best" which sometimes makes people let their emotions get in the way of logic. Over in Fiesta, the little community at the NE corner of Deer Valley and 40th Street, the home at 4043 East Melinda Lane closed for $165K. This was a short sale. 2177 sq ft with 4 bedrooms, 2.5 baths and a 2 car garage. Bird view


Even if you were eight sheets to the wind, it would be hard not to remember your unit number if you lived at unit 1234 in the Villages. This normal sale Amici model just closed for $238K for 1335 sq ft, 2 bedrooms, 2 baths and a 2 car tandem garage. On the market for 280 days it was purchased with a conventional loan so it appraised. The Villages needs about 25 more like this and life will be better for everyone there. The only floorplan entirely on the ground floor out of 9 different floorplans in each building.
