Dogs and Model Railroading
The Arizona Animal Welfare League and SPCA has been where we have adopted our last three dogs. Here is their "about us" page outlining their mission. This page highlights the dogs currently available. Take a look at Ethan, Kamie, Mr. Bubbles and Goofy. Pets do indeed enrich our lives. Please consider taking a trip down to the shelter to see and play with some of these dogs. It will be time well spent.

The caption under the picture says "Plenty of homes are for sale, but the average sale price is falling again." Really? Where are these homes? Ask any buyer right now and they will tell you that finding a home is rather difficult. At least here in Aviano and Desert Ridge in general.
There are currently 17 homes in Aviano with a trustee sale notice on their tax record between now and 1.20.12. There are 902 single family homes here. A couple of years ago it was 57 homes with trustee sales scheduled. So the continuing wave of foreclosures concern and this concept of "shadow inventory" that the banks will unleash doesn't play here.
"With mortgage rates at record lows and home prices falling, houses are more affordable than they have been since the housing bubble burst some five years ago. But demand has been held back for several reasons, including the weak economy and high unemployment." Add in fear of not knowing what the government will do next. But this truly is a fantastic time to buy - money is essentially free. See this graph to understand the historical low point we have now:

"Though mortgages are cheap for those who qualify, banks are only lending to those with top credit scores. Some would-be buyers are waiting for signs that prices have bottomed. Demand has also been held back by the millions of American households that are “underwater” –- owing more on their loan than their house is worth."
-Credit scores matter. And those that have walked away from a mortgage figuring that they can hang for the 5-7 years and then get another loan may find the cost of the money a little higher than the published rate. Would you lend to someone who HAS walked away from their debt just because? If there is a documented reason why folks had to walk away that may help but not because they felt it was a good decision "strategically".
-People will know that prices have bottomed 6 months after it has happened.
-Underwater is a problem if you need to move in the short term. If your here for the long term then quit worrying what your home is worth on paper. Redirect your energy into adopting a dog and checking out the model trains at: An Affair With Trains or Burlings Ton of Trains
