Hooterville and La Verna Leases
The blessed school year begins again and none too soon. It is frightening how quickly children can understand the complexities of the TV remote. CMT ran episodes of Green Acres all day long and the kids were oddly entranced by this oldy but goody. Hooterville and Arnold Ziffel rule!

Looks like we had 89 sales with 1 story homes averaging $141 and 2 story homes going for $119 a sq ft. The lot numbers have been ditched in favor of the type of sale; cash, conventional or seller carryback. This makes gathering comps easier as if it was conventional it had to appraise. Homes that were purchased by cash for waaay above fair market value are not comparables.

In the last 3 days the only activity has been the lease of the nice La Verna model at 3516 East Hashknife Rd for $2500 a month. La Verna models are one of 3 single level homes in the Cottonwood Collection and are the smallest of the three at 3091 sq ft with 4 bedrooms, 3.5 baths and a 3 car garage. Unfurnished.
