How to Market a Home

A friend mentioned all the ads on Craigslist for homes in Aviano. So I checked it out and sure enough there are entries with the same verbiage they used in MLS. What I get is that exposure is good. But why would you need to put something in Craigslist when it is already in MLS? MLS only has 40,000-50,000 Realtors focused like a laser on areas their clients are looking to buy in. May be it was a better price? Well, no, the prices were the same as in the MLS listings. So maybe it is for the benefit of sellers. Back before the internet/social media/instant information revolution, newspapers and magazines where places to put information about a home for sale. Nowadays, these and high cost glossy flyers are really used to satify the expectation level of the seller for what they perceive marketing to be.

This article by Ellen James Martin was in last Sundays local paper and is a great read and look into the psychology of real estate sales. Once buyers have been worn down by time, money lost while the home was priced too high and the inflated promises of the listing agent; go after them hard with a package of price, guaranteed underwiriting and a quick close. Stale listings are stale because of one thing: price. So if a home is not selling in MLS where 40K-50K people whose living it is to coordinate real estate transactions look everyday, what would be the allure of a Craigslist posting? Proper pricing solves all problems.
