Ipads, Rats and Shadow Inventory
It was not until 1830 and the advent of the steam locomotive engine that man was able to move faster than a horse. Since that time the pace of change has been at warp speed. I was showing one of our listings last week and an agent had one of those new Ipad tablet PC things. The agent had mls up and running on the Ipad and allowed the client to sit on the couch with her and hold the Ipad as they scrolled through the homes available to them. OMG! We live in such a great time with so much information available to us - unparalleled in human history.
Jessica took her two pet rats to summer school Friday. She got straight A's in the last school year and she wanted them as her reward for achieving that success. The kids loved them. These are great pets. Lets see how many of the parents from her class think so after being nagged for the weekend to get some of these pets by their kids. I can feel the warmth now!

John Wake has a blog called Arizona Real Estate Notebook (www.arizonarealestatenotebook.com) and he talks about the Phoenix Area home value recovery. The last 3 months in Aviano have been relatively slow but I think things will pick up as we get families trying to get settled before the next school year. Yeah, inventory is up but if you take a close look at the listings there is a lot of "non real inventory" there. In early '08 we went from 60 to 30 listings in Aviano in a 40 day stretch so things move fast. Read the blogpost from John Wake here.
The next Aviano real estate meeting will be July 6th at the Aviano community center. Stop by and we can look at any area of the Phoenix market you have questions about. Bring your laptop as this is all done through mls so you can see all the pictures and information. 6:30 pm and free, casual and about an hour. See you there.
Here is an article from the Arizona Association of Realtors regarding REO (bank owned) listings and the verbiage associated with them. Enjoy.
