From Doug Dickson, President of the Desert Ridge HOA: "The Arizona State Land Department successfully auctioned off the 409 acre parcel at Deer Valley Drive and Black Mountain Boulevard. The winner of $100,000,000.00 bid was Cave Buttes Development Partners, LLC (A JV between Taylor Morrison and Pulte). The density is S-1, which is the ranch or farm designation given to land that really doesn't have any zoning yet. There will be a masterplan created and then it will need to go through the entire planning and zoning process. While the property is across the West boundary of Desert Ridge, the DRCA, Aviano and Fireside HOA's will be contacted for input in this process. We met yesterday with ADOT and the Black Mountain Boulevard is scheduled to open on March 21st."
Now that easy access to the 51/101 is a reality that land is looking more valuable. It still needs to be annexed into Desert Ridge though.

February auto sales hit an annualized rate of 17.5 million, a 16-year February high, and are up 6.9% from 2/14. January construction spending rose 1.5% M-o-M and 10.4% Y-o-Y with residential, non-residential and public spending up 8%, 11% and 13% respectively. Lastly, February manufacturing readings show that while still mildly in recession, manufacturing has been strengthening for three straight months suggesting weakening headwinds and possibly future growth. No nationwide recession!
