There are currently 24 homes for sale in Aviano. 3 more are in UCB or under contract status. One more is in Pending status which traditionally means they are past the contract contingencies. The pending transaction has been in that status since 11.23.15 so the odds are good it will close before the end of the year. If so, that will be sale number 50. Tax records and MLS need to be calibrated to be sure but 50 is a good estimate. In 2014 there were 58 sales, 65 in 2013.
2015 will end up with 2 story homes averaging $170 a sq ft. Single story homes will be in the neighborhood of $188 - the pending San Mateo listing is a single level and last priced at $219.50 a sq ft so who knows. If you review the past couple of years Aviano has had steady incremental increases is the sold prices per square foot. Single levels will sell for more than 2 story homes due to higher demand and a smaller number of square feet in the equation. This is a solid community.
With 24 active listings now, 2016 should be an even better year than 2015. All economic and demographic data support that conclusion.
