Monthly Real Estate Meetings
The next monthly real estate meeting will be held 3.2.11 in the boardroom at the community center. Going forward I will be bringing the laptop and will help folks get some sort of feel for what their home is worth. MLS and Maricopa.gov will be used so folks can see what is happening on their street. There are only so many ways to describe our market and I'm all out of adjectives so we might as well play with MLS. Please join me at 6:30 PM. I will show you how to do this yourself. Free, ultra casual and honest. Unlike some of these mail come-ons I recently was amused to find in my box, you will not be asked to produce name, address and all your contact information to learn what your home may be worth! See you then. Bring your laptop - they have free wifi there.
"It's Time to Work with an Allstar!" is a catchy tagline next to a Realtors listing I just saw. Allstar is in the title of his brokerage so it is not that out there.
There are currently 6 homes listed as active in MLS for Aviano. Prices range from $437K to $1,595,000.
11 properties are in AWC-I status which means they are actively seeking backup offers. One, the short sale Savino at 3921 East Patrick Lane has been under contract since 3.15.10. Twelve are in pending status which should be a pretty solid deal with negotiations cleaned up and inspections done - generally. The short sale San Felice at 3946 East Patrick has been on the market since 2.3.10, closed then back to active once, twice temporarily off market, 3 contracts with 2 having fallen through. This short sale business is not for the weak of heart. Year to date there have only been 5 closed sales in Aviano. We had 89 last year so things are in slow motion which is painful for all involved.
Look across the street at Fireside and the picture is quite different. The sales folks have small respirators strategically located in the sales center to help them catch their breath. 17 new homes have been sold since the beginning of 2011. They are releasing some prime lots for sale to the public on Saturday morning and the lot premiums, remember those?, range from $6K to $25K. Now that is impressive. Ask for Rachel Martin if you go and tell her I sent you.
Things have slowed recently at Bella Monte recently. Canadien buyers have switched to single family homes in the $250K range which made up some good traffic that used to go condo.

“We have not seen this level of activity on the courthouse steps for months,” said Sean O’Toole, CEO and founder of ForeclosureRadar. “The increase in foreclosures is just in time to provide a fresh supply of entry level homes for the spring homebuying season.
ForeclosureRadar’s data show that in Arizona, foreclosure sales in January skyrocketed when compared to the previous month, with a 56.2 percent increase in homes that went back to the bank and a 52.7 percent increase in sales to third parties.
Both banks and third parties bought more properties in January 2011 than in any other single month since ForeclosureRadar began tracking Arizona foreclosure sales in August 2009. Notice of trustee sale filings in the state were up 10.9 percent in January 2011 from the prior month, the first increase in six months.
While the increase in foreclosure sales is significant, O’Toole says he’s seen larger surges after moratoriums or delays have played out in the past, in particular, California’s Senate Bill 1137, which was signed into law in July 2008 and resulted in a surge in notice of default filings that far eclipsed any prior period.
“That is not the case here,” O’Toole said. “Despite months of slow sales, we’ve simply returned to prior levels, which to me indicates banks remain reluctant to aggressively foreclose.”
