More New Aviano Inventory/Fireside Sold

Today is a beautiful day. Yes, I know it is supposed to rain which is exciting on its own merits but today is the Aviano yard sale. In a few hours I will be free of crap I/my kids never use and have that space back in the garage AND a few bucks in my pocket. Waaay easier than holding a short sale together!

Every other year I clean out the business card book of all the cards accumulated during the course of business. As I look at these cards, I am amazed at how bad some of the Realtor head shots are. We have a picture of the Aviano monument sign on one side of ours as I would likely break the camera getting my picture taken. One of these has a woman holding a picture of 4 kids - please, I love kids and all but that has what to do with real estate? I am also struck by the wide variety of personalities in this business which is the same as in life. Some of these folks are the kindest, nicest people and some of the cards in this pile belong to folks with the ethical and moral values of a crack whore.

Looking back at the types of sales in Aviano from the first quarter of 2010 vs 2011:
2010 had 7 short sale, 3 normal sale, 1 bank sale and 6 investor flips.
2011 had 11 short sale, 3 normal sale, 1 bank sale and 3 investor flips.

In the first quarter of 2011 the breakdown by floors is:
Single story homes sold for an average of $138 a sq ft.
Two story went for $121.
                                                                                                                    
The relative rarity of a normal sale is a competitive edge. Our new normal sale listing of a Savino model at 3929 East Patrick Lane was shown by 10 different Realtors in the first 26 hours on the market. One Realtor showed it 3 times. There is pent up demand for a transaction where you get an answer right away and my guess is that many of the prospective buyers have danced with a short sale or two or three and have said no more to the futility.   Floorplan      Bird view


A Willow model normal sale in Fireside just closed for $435K. Located at 3824 East Rockingham Road, it has 2208 sq ft, 3 bedrooms, 2 baths, pool and 3 car garage. 7367 sq ft lot.

A new listing in Aviano for a normal sale Strada model at 3773 East Donald Drive. Priced at $540K for 3339 sq ft, 4 bedrooms, 3.5 baths, pool and 3 car garage. Built in 2008 this is the Ocotillo Collection area just south of the mobile home park. What a great picture with a part of the cactus in the picture.
