The short sale Velez model at 3995 East Crest Lane just closed in an all cash deal for $400K or $105 for each of the 3795 sq ft. Original asking price was $437K on 1.28.11, was under contract 3.4.11 and closed 5.18.11 which is great time for a short sale. 4 bedrooms, 3.5 baths, pool and 3 car garage with a spanish colonial elevation. This is a poster child for the pricing roller coaster since the beginning of Aviano; sold new by Toll 8.31.04 for $449K, sold on 2.25.08 for $650 (both 8.31.04 and 2.25.08 were no money down and 2 loans) and sold 5.18.11 for $400K cash.
If we were all able to see into the future, we should have bought 5 Aviano homes in '04-'05, sold them a year later for a net of $200K minimum on each, stuck that money in a minicipal bond fund and currently be enjoying the modest monthly or quarterly income thrown off of those investments without touching the principle. But that run up will likely not happen again in our lifetimes. Congratulations to our new neighbors!
