New Aviano Inventory

Some information from the last real estate meeting (next one is May 4th, 6:30 Aviano community center): Comparing the first quarter '11 with last year there were 17 and 18 sold. Average sold price per sq ft was $134 and $128. If you back out a Blanca that sold for $202 a sq ft in the first quarter of '10 then the average sold price for the first quarter of 10 becomes $130. No big changes in pricing for at least the last year. High quality community in a high quality location ensure steady demand. New listings are popping up all over like flowers in Spring. I had the chance to go through the new normal sale listing San Felice at 3946 East Patrick Lane yesterday. I have been in about a third of the the 902 single family homes in Aviano. This one is easily one of the 5 most upgraded I can recall. Trying to list them all would take up the rest of my morning. If you dig wood, you will drop to your knees when you see the beautiful woodwork in this home. There is a topiary in the back yard depicting Disney characters. OMG! Price: $649K.
