New Listing in Aviano
About once every 3 months I check Google Analytics to see how many people look at this website. I have always viewed this as doing my homework in public. My success is not measured by these numbers in the least but it is interesting to see how many folks stop by and where they came from, where they looked and how long they stayed. BlogAviano is remarkably consistent with about 150 visits a day. So in the last month there have been 4497 visits with 1122 unique visitors, 2.84 average pageviews, 3:00 time on site and 16.41% were new visits. Not bad for a little website put together in about an hour each morning before the kids get up. If 10% of those daily visits were converted into closed sales each month or even each quarter, then I'd be able to pay for college for every kid that lives on our street. Listening to the local radio last week I was told in a commercial that this is a "buyers market". This could not be further from the truth. Anyone that has been looking for a home with all the distressed inventory out there knows that it is very difficult to buy a quality home at fair market value today.
From the Paradise Valley Unified School District:
Preschool and pre-kindergarten registration for the 2011-12 school year begins Saturday, Feb. 5. Registration for PVschools' Lil' Pioneers Child Development Center and Mini Scholars / Little Scholars programs will begin on Saturday, Feb. 5, with hours from 9 a.m. to 1 p.m. at the Community Education office, 15032 N. 32nd St., Phoenix. Birth certificate, immunization records and proof of residency (utility bill or a house payment receipt, rent receipt or lease agreement) are required at the time of registration.
Lil' Pioneers Child Development Center, located at Pinnacle High School, is for Infants up to 3 years of age. The program follows the school calendar and is available from 6:30 a.m. - 6:30 p.m."
Not many folks know about this program but it is fantastic. Ms. Nancy runs it and there is hardly any turnover in the teachers unlike the retail childcare places out there. Jason was there for over 2 years and they did a fantastic job. A nice little amenity if you live in the Desert Ridge Area. 602.449.2000 is the phone number if you have questions.

A short sale/corporate relo home closed in Fireside yesterday. The Amazon model at 21525 N. 37th Street closed for $640K cash or $149 for each of the 4302 sq ft. 6 bedrooms, 4.5 baths pool, spa and 3 car garage.

Another Amazon model in Fireside at 3705 East Cat Balue Drive is now pending. Last priced at $636K it has the same specs as the Amazon above. This one is a builder spec being sold by Pulte.

Deja Vu again with the La Verna model in the Cottonwood Collection at 3943 East Hashknife Road back on the market now as a normal sale priced at $499K. This non-basement home was a short sale 4.15.10 to 1.12.11 (271 days) when it was sold at the trustee sale. La Verna models have 3091sq ft with 4 bedrooms, 3.5 baths and a 3 car garage. This home has a nice backyard with a pool, firepit and spa. Corner lot and larger at 10,463 sq ft due to being in the Cottonwood Collection which was the next line down from the top of the line Mesquite Collection. The last La verna to sell was 3718 East adobe Drive on 2.24.10 for $605K but it had a basement and our market has sadly gone to hell since then. More recently the La Verna short sale at 3959 East Nocona Lane went pending last week and was last priced at $425,900 with no basement. Single level homes are very desirable and for all of 2010 averaged $141 a sq ft. But the tectonic forces of very little inventory in Aviano are grinding against the large amount of distressed inventory pricing so it should be interesting to see how this ends up.
