New Listing in Aviano for Sale
Valentines Day has improved on the junk I used to get back in the day. Now there are holographic cards, temporary tattoos and magnets as gifts.
Ran across a Realtor tagline of "Your Realtor for Life" yesterday. That sounds a little claustrophobic. I would prefer "Coalition of the Willing when we need help buying or selling" but that does not have the snappy ring to it. Also, someone else is an "Ecobroker" and while I applaud the effort to print out a few less pages of crap, the process involves lots of paper no matter how badly you want to hug a tree.
I took this video yesterday showing four of the five active listings in Aviano. The only one missing is 3967 East Herrera Drive priced at $489K. Sharp eyed readers may note that the car window is most definitely down as we enjoyed 80 fine degrees with abundant sunshine as they say on the weather channel. Enjoy.
No sooner had I taken this video than we have a new short sale listing on Crest Lane. 3995 East Crest to be exact. 3975 sq ft of Velez model with 4 bedrooms, 3.5 baths and a pool plus a 3 car tandem garage. A perfect North South exposure that backs to Rough Rider Road. Here is the verbiage from MLS: "Beautifully upgraded Aviano home with a pool has so many amenities! Custom-made iron gate, brick paved courtyard entry with built-in fireplace and seating area. Large living/dining room with fireplace, as well as family room and kitchen with gas fireplace! Gourmet chefs kitchen has gas range, granite slab, decorative tile backsplash, maple cabinetry, stainless appliances and a huge pantry. Nice-sized office downstairs; three bedrooms plus master upstairs along with a HUGE gameroom! Backyard has a pretty pool, built-in BBQ and planters. The Aviano community is one of the BEST with parks, community clubhouse, tennis, heated community pool and spa and fitness facility!"
Indeed. I challenge anyone to find a better master planned community, chock full of amenities and families with kids for $200 a month HOA ($166 a month plus $187 twice year for Desert Ridge HOA) - Total cost.

You can fit a ton of family in these models. The second floor has a huge open play area that separates the master bedroom from the 3 secondary bedrooms. 2 of the kids bedrooms share a hall bathroom and the third has a full bath to its own. Pool with built in bbq in back, very well done entry courtyard and a fine looking kitchen with a gas cooktop. Location is key with Ocotillo Collection homes and this is one of the better ones; at the end of the street backing to a low use street give some space. Short sales take a buyer with patience and an extra helping of intestinal fortitude. If you are that buyer - give me a call.
Sadly, my fear that the Borrego model at 3638 East Sands Drive would not get a buyer at the trustee sale came true. The trustee priced the opening bid at $868,918 and not one person stepped up to buy it. Yesterday the Cassero model at 3981 East Hummingbird Lane also went back to the bank with an opening bid of $375K which no one stepped up to pay.
