The ways of getting a bank to push back the trustee auction a month at a time are beyond me. A home in Aviano that has had a notice of trustee sale on its tax record since March of 2010 keeps getting pushed back a month at a time. Why? I looked in the back windows last summer and the entire kitchen is gone; no island, no cabinets, no appliances just drywall. You would think a bank representative might have had the time in the last 15 months to take a quick gander at what they still consider to be an asset.

Congratulations Dallas. Thanks for demonstrating the qualities that makes for good role models for our kids in the way you took care of your basketball business. The karma train pulled into the station at Miami yesterday and will sit there for an extended time thanks to the impending lockout. Lots to be said for being humble and working hard.

Some takeaways: do not be a 'for sale by owner', do price the home correctly and realize that emotions kill deals. Right up until the day of closing. Everything should be a win-win and if it is not, it sits in the belly of one of the parties eventually blowing the deal.

The second article is here and is one of those advice columns, this time from Tribune Media. How is this for Hope and Change? "President Obama said that if troubled homeowners made the three temporary payments on time and in full, they would be approved for a permanent loan modification. Unfortunately, this wasn’t true. The loan-modification program has been a voluntary program, and the banks get to decide who gets a loan modification. Some banks have been slightly better than others about helping consumers, but overall the loan-modification program has helped only a small fraction of borrowers who applied."

Another takeaway is the last sentence. Banks already give a haircut to the buyers agent, many times to both agents. The day they stop paying anything at all is the day the consumer will lose the services of a Realtor and in a short sale, that would stop the whole process.
