Opportunity...There It Went!
One half of the year is over. Simply amazing.
In Aviano there are currently 14 "active listings" but if you back out the stuff that is either not available or priced outside of reality, you only have 8-9 listings. The market is getting tight. 12 homes are AWC status so they are under contract - some of them for a very long time. Amazingly, there are another 16 that are in pending status so the next month should see a large number of closings. Generally, things are starting to pick up. There were 13 homes closed in mls in what I consider Desert Ridge yesterday. My Desert Ridge goes from 56th Street on the East, Pinnacle Peak Road on the North, 101 on the South and all the way west to include those homes north of Deer Valley and slightly west of Cave Creek Road.
In Aviano, the Blanca short sale at 22020 North 36th Way is now pending and the short sale Del Oro at 23117 North 35th Way is now pending.
The UDC Home normal sale at 5551 East Via Montoya Drive just sold for $430K or $161 a sq ft.
The short sale Elliott Home at 4840 East Hamblin Drive just sold for $289K cash or $139 a sq ft.
Wildcat Ridge, just south of Fireside, was built by Continental Homes and the normal sale home at 3913 East Monona Drive just sold for $219K or $99 a sq ft.
Trend Homes built Fiesta, at the NE corner of 40th Street and Deer Valley. The short sale home at 21727 North 40th Way just sold for $125K or $86 a sq ft. And the short sale listing at 4016 East Melinda Lane just closed for $150K or $69 a sq ft.
Even the tightly packed La Verne condos just south of Fireside and Wildcat Ridge is getting into the act with the short sale of the unit at 20660 North 40th Street #2099 going for $148K cash or $120 a sq ft.
We will continue to see new listings, some normal and many distressed but the velocity of sales has picked up. Those waiting on the sidelines will need to get into the game as money is essentially free right now and prices are waaaay low. Take a dip before they drain the pool.
