Phoenix Homes for Sale - Aviano Slim Pickins
Weather is starting to moderate. It is very nice in the mornings now and the kids are complaining the pool is cold. We are just a short time away from watching mother nature open up a can of whoopass on the rest of the country (as if she hasn't already) while we bask in perfect temps. Call me if you would like to live here.
I know I put a moratorium on negativity from the mainstream media but this article hits close to home. "Development, rezoning cases disappearing in Phoenix" is from the local paper and sadly points out that there is nothing in the pipeline. So once Fireside is built out and DR Horton has sold off its' stuff at 40th Street and Pinnacle Peak, demand will soon thereafter eclipse supply. Last I checked, that should help with property values. That scenario will only last so long before a builder steps in to fill the void. But that does not happen overnight.
The short sale Blanca model at 3995 East Herrera Drive is now pending status. All fingers crossed they get it closed.
The short sale Borrego model at 22028 North 36th Terrace is now under contract.
And judging from the number of cars I saw in front of the new short sale listing at 22012 North 36th Way, it will be under contract very soon. It was kind of cute to see the owner out front doing her landscaping work to spruce up the house. First time I have seen that on a distressed property listing. That brings us to 11 active listings which includes the 4 that are not ready for offers until they get the go ahead from the bank. So not much available.
