Phoenix Homes for Sale - Where?
If I read one more article about how there is still plenty of inventory out there I....Representing buyers these days is tough as every home is like a rugby/lacross/hockey/WWF mauling that frankly is getting old. Even prices at the trustee sales are moving higher than the comps say they should. What does this mean? Probably the bottom hit a couple of months ago and now we are moving into a slow creep in the right direction for home values.
The bank owned La Bella at 22502 North 37th Run is under contract.
The normal sale San Mateo at 3514 East Tracker Trail is back under contract.
What's available in Aviano?
$440K for a bank owned Savino that does not have a kitchen.
$600K for a corporate relo Strada - one of the homes in the Ocotillo Collection.
$630K for a normal sale Blanca
$650K for a short sale Tercera
and $1,595,000 for a normal sale Mirador.
No wonder Fireside is, well... on fire.
Demand is high and one of the reasons are the schools. Wildfire just got an "A" rating on a new Arizona school measurement program. It is a great school. I have 2 kids there and the whole vibe is great.
And read this article from the Wall Street Journal. Check out this paragraph:
"The decline in inventory is also troubling because it suggests that there are fewer opportunities for buyers and sellers to strike deals and engage in price discovery. That can further chill sales as buyers become afraid to overpay while sellers are similarly cautious about under-pricing their home." So unless a buyer has a fanatical purchase drive and can withstand the continual rugby scrums they may decide to wait it out. Or, some of that price discovery may uncover the need to bump up the offer. Wild times indeed.
