I ran across a tagline for a Realtor "Pet & People Friendly Realtor". Shouldn't that be a given?

J. Craig Anderson wrote this article yesterday for the financially troubled Arizona Republic.  Take a look at the chart of 4th quarter home sales. Most of Aviano is in the $250K to $500K sweet spot but once you get above that then it gets awfully quiet out there. Yes, there were 14,300 or so sales between $30K and $250K but Aviano is so sweet due to location, builder and quality of the neighborhood. You will recognize J. Craig if you get the paper by his fine soul patch thing going on. Do not read the comments at the bottom if you value your time as most of those folks have anger management issues.

There have been a number of very small price drops recently in the Desert Ridge area; in the $100 to $1K range. And while this brings the listing to the attention of agents it does not address the fundamental issue of overpricing. An auto salvage place in Chicago used to have a commercial showing a strung out freak opening his car door and it falls to the ground. Next shows one hand giving the car title while the other hand is getting paid $100 bills. I learned then that everything has a market value and will sell if priced right. Even that beater car. So when insignificant price drops clog MLS, it is the seller who is ultimately the loser as time is indeed money.


The Lucca model in the Villages - unit 1035 just leased for $1750. 1795 sq ft with 2 bedrooms, 2 baths and a private room off the master bedroom. 2 car garage and 2 floors. Building 3.

The Cerreto model in the Villages - unit 1059 just leased for $1600. 1535 sq ft, 3 bedrooms, 2.5 baths and a 2 car garage on 2 floors. Building 5.

The Pienza unit in building 17, unit 1225 is back on the market. This builder spec model was pending but the contract fell through. Priced at $293,995 for 1580 sq ft, 2 bedrooms, 2 baths and a 2 car garage with 3 floors.  Villages Map

I was going to show this short sale La Verna at 22103 N. 37th Terrace Sunday but they got 2 full price offers according to the listing agent so the circus was told to go away. List price was $475K for this 3091 sq ft home. The sellers picked one as it was switched to AWC-I last night. All fingers crossed they get it done.
