Sales and Resales in Aviano

This real estate thing is difficult to gauge because there are so many conflicting voices. I can read 6 "The Housing Slump is Far Worse Than You Think" (thanks neighbor Sam) and find 6 positive, upbeat forecasts as well. Just check out this latest edition of STAT+ from our friends at Arizona Multiple Listing Service. Look at the decline in months supply of inventory from Q4 2010 to Q1 and Q2 of this year. Conflicting signals means no one knows what will happen. Which is the only constant in life. Not just because we live here, but because I don't see that many other quality master planned subdivisions in North Phoenix, but I am bullish on Aviano and Fireside. And inventory is going down - realistically priced inventory.

The normal sale Tercera model at 22909 North 38th Way has been taken temporarily off the market. Priced at $650K or $155 a sq ft, it was on the market for 28 days. 4201 sq ft with the bonus room over the garage so 4 bedrooms, 3.5 baths, pool, spa and 3 car tandem garage. Around the corner at 3812 East Parkside Lane a Tercera model is new to the market as a normal sale priced at $1,250,000. 4249 sq ft.

The short sale Borrego at 3974 East Hashknife Road is back to pending status after having closed in mls on 7.10.11. Priced at $424,900 it has 3216 sq ft with 5 bedrooms, 4 baths, pool and spa with a 3 car tandem garage. After 135 days on the market, the normal sale Strada at 22611 North 39th Terrace got a cash offer of $400K on 7.12.11 and closed 7.13.11. At 3339 sq ft that comes to $120 a sq ft which is exactly where the average sale price per sq ft for 2 story homes in Aviano has been this year and last year and part of the year before that. 3 bedrooms, 2.5 baths and a 2 car garage. Linda over at the Villages just sold a new Viera model in building 18 for $299,190. 3 floors, 1940 sq ft with 3 bedrooms, 3 baths and a 2 car garage. The Viera model is the second largest of the 9 floorplans Toll Brothers has in the Villages.  Floorplan
