Short Sale Mirador in Aviano

The next Aviano real estate meeting is 7.6.11 at the community center.

Talk about market niche; I met a very nice lady who has the Italian speaking client group in her pocket. Her marketing is through local Italian groups and the lady she brought to one of our listings a couple of days ago could not speak a lick of English. But when I started asking questions everyone started talking with their hands! I love this business.

I had a chance to preview the short sale Mirador at 23205 North 39th Way yesterday and what a nice house. Priced at $675K or $132 for each of the 5123 sq ft, it has 4 bedrooms, 4.5 baths, pool, spa and 4 car garage. Built in 2004, it backs to a wash with full view fencing facing directly east with the front of the home facing directly west.  

As you enter the front doors there is a full bedroom and bath to your right. The original owners added an extra electrical outlet in the bathroom which we failed to do on our home. When we built our home in Aviano the biggest surprise was the few electrical outlets/switches/gizmos you got from Toll. Want more? Pay for it. $400 for an outlet in the floor. Anyway.....this is the model that has the twin staircases in the entry foyer. The rest of the first floor has the formal living room with a nice canterra stone frame on the fireplace, formal dining room with the full 2 story ceiling treatment, den, family room and kitchen with eating area. Laundry room and pantry complete the first floor.

Second floor has 2 very good sized kids bedrooms, each with its' own full bath, an open play area separates the 2 bedrooms. On the other side of the second floor is the master bedroom with sitting area, his and hers closets and master bath. Backyard has an empty pebble tec pool and spa, sensible synthetic turf, built-in chimney and a gas line equipped BBQ setup with flagstone flooring. Lots of Antelope squirrels playing in the backyard.

At night, it would seem to me that headlights from cars coming west on Navigator from 40th Street would be an issue. Great views from the second floor windows to the mountains in the east.

Paver driveway, neutral Berber carpet in bedrooms and a small patch in the family room, great 20" travertine flooring on a diagonal, nice tile work half way up the wall in the powder room and nice stone borders around the master bath mirrors. Normal height vanity tops, gas line, sink and extra cabinets in the laundry room, fire sprinklers in the ceilings, security system and surround sound wiring.
