Slow Aviano Sales
The monthly real estate meeting is Wednesday evening at 6:30 in the small meeting room in the big community center. Free, casual and lasts as long as you want to talk or my bedtime whichever comes first. In looking at only 4 sales in January, I am concerned that inventory is down and therefore the velocity of sales in Aviano will be down. Theoretically this should assist in stabilizing home values. The concern on my part is what happens to human nature when you go from 89 to say 60 sales in a year on the competition buyers will face. True, there is still the need to appraise if it is a conventional loan but the zoo atmosphere does not need incentive to get even weirder. Aviano has always had and will continue to have a demand that is head and shoulders above the balance of Desert Ridge. When there is not enough inventory to satisfy that demand then things get kooky.
