Sold Homes in Desert Ridge

I was previewing for some friends yesterday in an apartment complex west of Aviano and walked into the leasing office. Without batting an eye the individual behind the desk asked "You a federal marshall?" No, although I play one at home. It was a short preview.

Jonathan Dalton writes a blog at www.allphoenixrealestate.com. His latest post about following the market down brings back memories. Two years ago we were called to make a listing presentation here in Aviano. When I gave the husband my thoughts on what he should list the home for, I saw him start to heave and I stepped back as I was sure he was going to throw up. We did not get the listing and the seller leased the home themselves. Fast forward to today, that home is a short sale under contract and is priced $175K less than what we suggested. Jonathans article is dead on. Read it here.

Signs of life in Bella Monte! Unit #1200, a D1 floorplan that was a short sale just closed for $225K or $133 for each of the 1697 sq ft. 3 bedrooms, 2 baths and a full 2 car garage. Built in 2007, this community of condo buildings is open and is not as dense as others in Desert Ridge. A normal sale Continental Home at 4523 East Mossman Road just sold for $195K cash. Built in 1998, it has 3 bedrooms, 2 baths, pool and 2 car garage.

21 blocks to the west at 2449 East Cielo Grande Ave, this Pulte short sale closed for $149K or $98 for each of the 1523 sq ft. Built in 1998, this home in the Crescent Butte subdivision has 3 bedrooms, 2 baths, pool and 2 car garage.

The latest prognostication from "experts" in the real estate field can be found here. This article is from DSNews.com and seems to echo what many are saying. This sentence:
This month, for all panelists, the average expected cumulative home price change between Q4 2010 and Q4 2015 is just 5.71 percent,” is enough to make you cry.
